Mission Statement:
The mission of the Trout Pond Property Owners Association is to preserve and enhance the property values, quality of life, and community desirability through fair, effective, and reasoned fiscal and decision management by its Board members. We will enforce the Covenants and By-Laws of the Association in a fair and equitable manner to support this mission, while fostering goodwill amongst neighbors, and ensuring the long term sustainability of the community.

Welcome to the website for the Trout Pond Property Owners Association! Here, you will find a vast amount of information about the Trout Pond community, and what makes our corner of West Virginia "Almost Heaven" - a perfect place to live, work, and play.
The Trout Pond community consists of 238 lots spanning 694 acres, and is located in Lost River, Hardy County, West Virginia. Our private community is a mix of full-time residences and vacation / weekend homes, nestled in the Appalachian Mountains and surrounded by the beautiful George Washington National Forest. While we are in a rural part of the state, our community boasts Fiber Optic Internet (known as Fiber-To-The-Door) and DSL services, which makes teleworking effortless.
Our community is also adjacent to the U.S. Forest Service's Trout Pond Recreation Area and the 17-acre Rock Cliff Lake, and Trout Pond which is the only natural lake in the state of West Virginia. Within minutes from your front door, you can enjoy boating, kayaking, fishing, hunting, or just relax on the white sandy beach along the cool waters of Rock Cliff Lake and soak up the sun and scenery of the area.
We are also approximately 17 miles from the Lost River State Park, which has a swimming pool, horse back riding, gift store, cabins, playground, outdoor education programs, and many more amenities. Other local amenities include restaurants and grocery stores, multiple bed & breakfast businesses, seasonal craft & gift shops, a thriving Artists Cooperative, and real estate agents eager to show you properties for sale.
Our community is friendly, safe, and neighborly; we share in the pursuit of preserving a tranquil quality of life. The POA Assessment fee is $200 per lot, per year, and is used to maintain common areas within the Trout Pond Property Owners Service Area: 7 miles of private roadways, signage, culverts, and our fire protection ponds. Our Covenants are reasonable and enforced to protect the property values of the community, and the Board consists of elected volunteers who work tirelessly on behalf of the entire community to make TPPOA a great place to live.
